When Your Insurer Won’t Renew Because of Your Roof

If you got a letter saying your insurance won’t renew because of your roof, you’re not alone — it’s the single most common reason Hialeah homeowners call us. Here’s what’s happening and how to fix it fast.

Why insurers are dropping old roofs

Florida insurers have tightened underwriting hard. Many now refuse to write or renew policies on roofs over a certain age (often 15–20 years for shingle), or they require a passing 4-point inspection first. A lot of Hialeah’s 1950s–1970s homes still have older shingle roofs that simply don’t pass anymore.

The 4-point inspection

A 4-point inspection covers roof, electrical, plumbing, and HVAC. The roof is the most common failure point. A new roof clears the roof portion immediately and usually resolves the renewal problem on its own.

How we fix it

We replace the old roof with affordable metal or tile, pull the permits, pass the inspections, and hand you the complete documentation package — permit, NOA, and wind-mitigation report — that your insurer needs to keep your policy active. Financing is available so the timing doesn’t have to be a crisis.
